Eco-friendly face of development

Greg Wright Deputy Business Editor A FORMER Georgian sandstone quarry will soon become home to an environmentally friendly office scheme that will bring jobs to South Yorkshire.

Planners have approved Race Cottam Associates' design for a new office project at the Moorgate Crofts business park, in Rotherham, which aims to attract local start-up businesses.

The scheme will use rain water to flush toilets, while a lawned roof garden will keep down energy bills by helping to insulate the building.

Mark Barker, associate at Sheffield-based architects Race Cottam, said: "Our vision was for a striking and contemporary new building to house developing companies within a well-managed office environment, with the potential to become a significant part of Rotherham's urban fabric.

"Race Cottam has a proven track record of working on and around this site. We have recently successfully completed commercial office buildings near the project with the same client and are working on a number of other schemes in the surrounding area."

The development is part of Race Cottam's long-standing relationship with developers Horbury Estates and builders Millstone Building. The three existing blocks totalling 25,000sq ft at Moorgate Crofts were built by the same team last year. This latest scheme will bring that figure to 60,000 sq ft.

The site was a sandstone quarry before production ceased in 1828. More recently, it was occupied by the South Grove Secondary School, which was demolished in 2004.

Occupants of the new building will have views to the western edges of Sheffield and as far as the Peak District. Offices will vary in size between 750 and 1,250 sq ft.

Moorgate Crofts is one of three business incubation centres operated by the borough council's regeneration arm, Rotherham Investment & Development Office. The new building will be run by the private sector.

Coun Gerald Smith, the council's cabinet member for regeneration and economic development, said: "This latest addition builds, literally, on what our own Rotherham Construction Partnership and Horbury have already achieved there. I'm looking forward to seeing Race Cottam Associates' 'green' building become reality as another eco-friendly development in Rotherham."

Race Cottam, which has studios in Sheffield and Knutsford, Cheshire, employs 30 staff and specialises in building projects in the 5m-to-20m construction cost range.
