Business park step closer to reality

A NEW high-tech business park is a step closer to fruition after a detailed planning application was submitted for the first building.

Plans for a 25,000 sq ft building at Baildon Business Park have been sent to Bradford Council by AEW architects.

Once completed, the £15m development will offer 140,000 sq ft of business space, with 11,500 sq ft of restaurant and retail units available on the road frontage. It is expected to create up to 700 jobs in the area.

A new junction from the A6038 Otley Road into the 15-acre site, has already been installed.

Agents are in discussions with six potential occupiers, with three having progressed to legal negotiations. All are in the research and development, pharmaceutical or engineering sectors.

The scheme is being delivered through a joint venture between Manchester-based Russells Construction and developer Pendle Projects. Subject to approval, construction would start in early 2014.

Andrew Russell, director of Russells Construction, said: “The launch of this development will provide high-tech businesses with the opportunity to build and own a modern facility, designed to their own specification.

“We’ve worked with a number of laboratory and advanced engineering firms over recent years and found there is an appetite for the development of bespoke premises in this sector.”
