Industrial property scheme sees talks with occupiers at an advanced stage

The Leeds-based developer Gregory Projects Ltd, part of the Gregory Property Group, has submitted a full planning application to develop the land at Ossett and hopes to start on the site, known as Ossett 40, on Milner Way, in early summer.

It is in advanced discussions with a business over a 32,500 sq ft unit, and two other firms are both considering units of approximately 12,000 sq ft.

Ossett 40 is located just one mile from junction 40 of the M1. Historically, it was occupied by fellmongers Nettleton & Porter but more recently the buildings were demolished to make way for regeneration.

The site already has outline planning permission for 50,000 sq ft across three buildings.

Richard Tovey, director at Gregory Projects, said: “Ossett is a popular location for industrial occupiers because of its excellent transport links and labour force.

“Unsurprisingly, we have received a lot of interest and anticipate having occupiers for all three units prior to completion of the construction at Christmas this year.”

Ossett 40 offers units with integral offices, parking, and design and build packages available for occupiers on a freehold or leasehold basis. The three units are expected to be ready for occupation in December and GVA Grimley and Gent Visick in Leeds have been jointly appointed to market the scheme.

The Gregory Property Group has been responsible for the successful regeneration of a number of derelict, brownfield sites in the north of England.

The company is responsible for the £40m retail park at Foss Islands in York.

In 2012, the group completed Broad Street Plaza, a £40m mixed use development in Halifax, and over 20 years it has developed or gained planning consent on more than three million sq ft of commercial development.
