The Next Aspect of increasing distribution facilities

FASHION retailer Next has expanded its distribution facilities in South Yorkshire after signing a deal for a 122,000 sq ft warehouse.

The Aspect warehouse at West Moor Park in Doncaster is adjacent to its existing 700,000 sq ft building and will be used for storage and distribution of the Next homeware range.

Next has signed a 15-year lease for an undisclosed rent for the speculatively-developed distribution facility

The deal marks the full occupation of the distribution park, which is situated off junction 4 of the M18.

In addition to Next, the scheme is also home to IKEA, Fellowes and most recently the Scotts Company (UK), part of the American multinational business The Scotts Miracle-Gro Company, which signed a 15-y ear lease in September 2010 for the 164,000 sq ft Quattro warehouse.

It adds to a string of recent industrial deals to major retailers in Yorkshire including Debenhams at Sherburn Distribution Park in Leeds, Amazon at Vulcan in Doncaster, and ASOS at Crossflow, Barnsley.

The industrial agency team at CB Richard Ellis in Sheffield completed the letting on behalf of IM Properties. JJA Consulting represented Next.

Roger Haworth, senior director at CB Richard Ellis, said: "To have achieved full occupation of the speculatively developed accommodation at West Moor Park is excellent news for both the scheme and the broader region.

"2010 brought a host of major deals to large retailers who have snapped up large, modern 400,000sq ft plus accommodation. These high take-up levels will now pave the way for pre-let deals to emerge throughout the next 12 months, improving the prospects for new development within the Yorkshire region."

John Hammond, investment manager at IM Properties, added: "We are delighted to have facilitated this expansion for Next who ideally complement the high profile tenant mix. The scheme's key location and quality of accommodation has proven successful in attracting major occupiers which has in turn generated job opportunities for the Doncaster area."
