Mike of award-winning, York-based architecture practice Fining Associates, who is selling his home in Poppleton, near York, for £1.25m, spotted the potential to add a contemporary glazed extension to the rear of the Victorian house. It features huge areas of glass that flood the house with natural light while delivering views of the gardens and the River Ouse beyond.

When Mike bought the property 20 years ago, it consisted of two run-down cottages that had been knocked together. “We renovated the existing house, which has period features, and got permission for the extension. The result is an interesting blend of old and new,” says Mike, who adds that new visitors are always amazed at the amount of space and light inside the property, which comes with half an acre of garden, along fishing and mooring rights on the river.

The idyll is on the market now as Mike and his wife are planning to take on another project in Poppleton that will allow them to downsize while staying in the sought-after village. He says: “It is a fantastic place to live. It has shops, pubs, a primary school and a great community plus countryside on the doorstep.

“One of the main reasons people buy here is because of the transport links. The village has a railway station and the journey to York is six minutes. From there you can be in London within two hours. We also have easy access to the A59. A64 and A1M.”

The house has a hall, snug with original fireplace and sash window, a study/ ground floor bedroom and a large utility area. There is also a boot room, WC, shower room and a storage area. The impressive open plan space in the extension includes a kitchen and breakfast bar leading to a dining area.

The first floor has a sitting room with full-height glazing into the apex roof giving panoramic views over the river. There is also a master bedroom suite with dressing area with en-suite, a house bathroom, three further double bedrooms, one with en-suite shower room, a smaller room and an attic room.
