Built on the site of historic Sand Hutton Hall, this much-loved country house has a privileged position with the same privacy and glorious parkland views enjoyed by its Georgian predecessor.

Water Meadows, which is now for sale at £1.35m with Blenkin and Co., was designed by York architect Ron Sims and was built for William and Rosy Miers.

“The old hall was demolished in 1971 and we saw the site in 1981. It was a wilderness with weeds that were head high but it came with planning permission and the location was wonderful,” says William.

Within walking distance of the village of Sand Hutton but hidden away at the head of its own parkland, the Miers’ home is just two miles from the A64 and offers easy access to York.

Light-filled and energy-efficient, it was completed 36 years ago and was constructed by Houghtons of York using reclaimed clamp bricks. The 3,500 sq ft property won an architecture award for its brickwork and its beautifully-crafted woodwork and it was designed so that every room in the house enjoys a far-reaching view over the parkland.

The grounds have been transformed and tended to and the 11.43 acres includes lakes, a historic bridge and mature woodland. There are also remains of Sand Hutton Hall, including the ha-ha, the cellar passageways and charming cobbles and pavings on the driveway.

“It has been an amazing family home and our children loved growing up here. It is magical and they had the parkland and woods as their playground,” says Rosy.

The Miers are downsizing and are building a bungalow on land adjoining Water Meadows that is separated by a 21 metre Serpentine wall.

Water Meadows has an entrance and staircase hall, a kitchen breakfast room with cabinetry by Beckermann and installed by Smith Brothers. The ground floor also has a utility room, garden room, a study, a shower room/wc and three reception rooms, one of which is 23 ft long with a log burner and a sliding door leading onto the terrace. The property also has five bedrooms and two bathrooms

Outside are gardens, grounds, parkland, woodland, two lakes and railed paddocks. The land is a haven for wildlife with badgers, foxes, otters, kingfishers and swans.
