This striking and characterful property has been renovated and tastefully decorated but it still holds a host of possibilities.

At the moment, it has only two bedrooms but comes with planning permission to extend by almost 50 per cent.

Thought to date back to the late 1800s and originally built for use by the water board, it sits in a peaceful, semi-rural location in the village of Arthington on the fringe of Pool-in-Wharfedale.

The frontage is imposing and the interior, which is set over three floors, retains many original features.

“I fell in love with it the moment I saw it. It’s an amazing location, which is secluded and quiet and has a really interesting industrial heritage,” says owner Michael Hay, who bought the house three years ago.

“The property is one of two gate houses to what were huge beam engines that pumped water from the River Wharfe to Eccup. When we decorated the house, the idea was to have a modern industrial look to reflect the history of the site.”

On the ground floor, there is an entrance hall, a living room with brick fireplace and wood flooring and a study with mullion window and stone steps leading down to the lower ground floor.

This lower level is home to a dining room, which is warmed by a wood-burning stove and has doors leading out to the rear garden. There is also a separate utility room and a kitchen with a Smeg cooker.

On the first floor, there is a master bedroom with a wood-burning stove, another large bedroom and a house bathroom.

One of the most charming features of the property is the walled garden, which is surrounded by woodland. There are lawns, shrubs and trees, along with stone set pathways, bridges, water features and ponds.

“The garden backs onto Yorkshire Water woodland and so it is very quiet and there is a lot of wildlife, including deer,” says Michael, who is selling to relocate.

The house has planning permission for a three-storey rear extension, which will give an additional living room, bedroom, dressing room and en-suite bathroom.
