“We were living in York city centre and wanted to move out to a village when we came to view this house. It is in such an amazing setting near the river that we just fell in love with it immeditately. Buying it was definitely an emotional decision,” says Nikki, who bought the property in 2007.

The amenities on offer in Cawood, along with its transport links, also helped seal the deal.

The historic village of Cawood is situated midway between York and Selby and offers easy access to the A1, A64, A62 and to Leeds. It has three pubs, a post office, a primary school, a sports centre and a variety of clubs and societies, including cricket and tennis clubs.

It also has a ruined castle, which is now managed by Historic England. Dating back to the 1100s, it played host to a number of royals, including King John in the 13th century, Henry lll, Edward l and Edward ll, revealing the village’s importance.

The Mill House dates from the early 1800s and has all the hallmarks of the period, including elegant proportions and a sense of symmetry.

Nikki and Richard, who have two daughters, are selling to relocate.

“We have loved living in Cawood. It’s a fantastic village with a great community spirit and we will really miss it when we leave,” says Nikki.
