Simon and Carol Scott knew they had to move fast after viewing The Forge in the idyllic village of Coxwold. The beautiful house and its adjoining cottage has everything from historic charm and modern amenities to glorious gardens plus the village is well-served with a pub/restaurant, tearooms and shop.

“We fell in love with it and agreed to buy it within the hour,” says Carol. “I knew the village. It is beautiful but not cut off. It is easy to travel into Helmsley and Malton. Thirsk railway station is close by with links to London and York and Leeds are very accessible.”

She and Simon, who bought the house three years ago and are now selling it via Humberts for offers over £1m, have added to its already considerable appeal while creating an income stream.

They renovated the cottage annexe and turned it into a five star holiday let and then added a shepherd’s hut in its own private garden, which they also let via their website www.coxwoldcottages.co.uk.

The hut was made by the renowned Yorkshire Hut Company and has a king-size bed, shower room and mini kitchen. It could also be used as a home office. “I could see the potential and the holiday accommodation has really taken off. Welcoming visitors here has been great fun,” says Carol.

The main house has been redecorated and outside, Simon designed a porch leading to a separate utility room. Thought to date from the 1500s, The Forge and adjoining Forge Cottage are amongst the oldest surviving properties in the village and have many original period features, including Yorkshire sliding windows and exposed timbers.

The house has a reception hall with vaulted ceiling, a cloakroom and walk-in storage room, a drawing room and library and a sitting room with French doors opening onto a courtyard terrace. There is also a breakfast kitchen and a home office on the ground floor with a utility room linked to the kitchen via a porch.

On the first floor is a large bedroom with an ensuite bathroom, three further bedrooms, a house bathroom and a linen cupboard. The single-storey cottage annexe has a hall, living/dining room, a kitchen, bathroom and a double bedroom. Outside, there is a double garage with planning consent to extend, an inner courtyard and gardens.
