Ryedale House is one of Helmsley’s most prestigious properties and the "for sale" sign that has just gone is causing excitement among would-be buyers. The property is now on the market for £1.5m with Savills York.

Its Georgian good looks and its location were all part of the appeal for owner Debbie Howard. She bought the 5,052 sq ft house 20 years ago and says: “We were moving from London to Yorkshire and this house had everything we wanted. It is a beautiful period property that also has a lovely, happy feel.

“The location is amazing because you are surrounded by countryside and parkland but you aren’t cut off because Helmsley has fantastic amenities, including shops, places to eat, a doctor’s surgery and an arts centre.

“Another main reason for buying here was that it is close to Ampleforth College, where my son was boarding,” says Debbie, who has refurbished the house and used her interior design skills to create a beautiful but relaxed home.

"I have put my heart and soul into it and I was hands-on, including making the curtains, which is something I really enjoy doing,” ssays Debbie, who is selling to relocate closer to her family and friends back in London, but adds: “I will miss the house and the lovely gardens, which are walled and incredibly quiet.”

Ryedale House has an impressive front entrance encased by Tuscan columns. The entrance hall leads to the drawing room and sitting room, which opens onto the dining room.

The recently refurbished kitchen/breakfast room overlooks the garden with French doors onto a large terrace. The first and second floors have six generous double bedrooms, a single bedroom and four bathrooms.

There is a large rear garden with beautifully designed and stocked borders plus paved terraces ideal for entertaining. Opposite the property there are two double garages.

Ryedale House is situated in the heart of Helmsley, just south of the market square. The historic market town has a weekly market and an excellent selection of independent, local shops, a doctor’s surgery, delicatessens, restaurants, and hotels. In addition, the arts centre shows films and plays, and hosts exhibitions and concerts.

Helmsley has a primary school and is in the catchment for Ryedale school, an “outstanding” secondary school while independent Ampleforth College is four miles away.
