One of the latest studies into buyer behaviour showed that it takes an average of eight minutes to fall in love with a home. It took Austen Pickles just 30 seconds, which is perhaps not surprising as he was viewing one of the best houses in Ilkley.
High Green, a six-bedroom property on Grove Road, which is on the market for £1.75m with Dacre, Son and Hartley, is now even better after he and his wife gave it an no-expense-spared update and reconfigured part of the ground floor space.

Hide Ad“I fell in love with the house almost as soon as I saw it. It was built in 1907, in the Arts and Crafts era, and still has a lot of original features, such as stone mullions, high skirting boards and traditional pegged panelling and beautiful, handmade door hinges.”
The 21st century contribution to the house is a stunning living kitchen, which Mr and Mrs Pickles achieved by combining two separate rooms. “The people who owned the house before us had maintained it beautifully but our taste was different to theirs and we also wanted to reconfigure the space downstairs,” says Mr Pickles. “It works really well for us and our four children.”
Outside, the couple made the south-facing formal gardens more family friendly and there’s also space for chickens.
The family is selling to downsize but are sad to leave the property.

Hide AdMr Pickles says: “It is a fantastic home and we have had six very happy years here. It is in a tranquil spot, hidden from the road by a yew hedge but it’s only a short walk into Ilkley town centre and the woods and moors are on the doorstep.”
On the ground floor there is a reception hall and two reception rooms, including a dining room with oak panelling. The living kitchen, which is more than 38 feet long, includes a kitchen area with a substantial island, along with dining and seating areas. Beyond are a utility and boot room and a garden room with French doors.
