This grade II listed Georgian home is proof that you can get “a lot of bang for your buck” in and around this year’s UK City of Culture.

The property is in the village of Sutton-on-Hull, about four miles from the city centre and six miles from Beverley.

Owners Maureen and Terence Spencer bought it 26 years ago. “We were attracted to it because it’s a period house and there aren’t many listed residential properties in Hull, unlike nearby Beverley, which has a lot of historic buildings. It’s also very close to beautiful East Riding countryside,” says Mrs Spencer.

The building, constructed in 1796, had been used as offices for a haulage company before being turned into a student let.

“One of the students managed to buy it and then we bought it from her and it needed a lot of work,” says Mrs Spencer, who hired an architect to help design a programme of restoration.

The house is arranged on three floors and has an entrance hall, rear lobby/study area, sitting room with patio doors leading to the garden, a kitchen with space for a dining table, cloakroom and utility room. On the first floor, there is a main bedroom with en-suite bathroom, a second bedroom and a house bathroom. The second floor has two bedrooms with views over the city of Hull.

Mr and Mrs Spencer are selling to downsize. She says: “We have loved living in this house but it’s now time for us to move on.”

A spokesman for Beercocks estate agency says: “This home that oozes character and properties like this simply do not come up for sale very often.”*For details contact Beercocks, tel:01482 320000, www.beercocks.com
