It was love at first sight when Geoff and Lynn Clark first viewed Birthwaite Hall.

The country house, which has its roots in the late 1600s, was remodelled by the Georgians and is impressive inside and out.

The architecture is striking thanks to an abundance of sash windows and four enormous, octagonal buttresses that are castellated for added effect.

The light-filled interior is packed with period features, including panelling, decorative plasterwork, a magnificent, oak cantilevered staircase designed by John Carr and a 25ft high ceiling with a painted mural.

The location was also perfect for the couple and their children.

It is hidden away in a rural spot between Darton and Haigh, near Barnsley, and is just a mile from junction 38 of the M1.

“You can be in Leeds and Sheffield in half an hour and there’s also a train station five minutes away in Darton,” says Geoff.

He and Lynn bought the property 12 years ago and have enjoyed living there.

“It is one of those houses that has a fantastic feel. It’s very homely and welcoming and it’s great for entertaining,” says Lynn.

The house was in good order when they Clarks bought it but they have played their part by restoring the original 17th century, wrought iron gate, adding chandeliers and redecorating in heritage colours.

A friend who worked in conservation helped advise them on furnishings and artwork for the historic building, which has an entrance hall, a great hall with sitting area, drawing room, dining room, family/garden room, dining kitchen, utility room, basement, gym and workshop.

Upstairs, there are seven bedrooms, three bathrooms and a top floor games room/lounge.

Outside, there is garaging, gardens, a paddock, field and stabling, all amounting to approximately two-and-a-half acres.

The Clarks are selling so that their son, Aaron, who has Down’s Syndrome, can be close to a bus stop and shops, which will allow him more independence.

“We have all enjoyed living here so much and we will miss it but family has to come first and that’s why we are moving,” says Lynn, who is hoping for one more Christmas at Birthwaite Hall.

“We have a big tree in the great hall and a log fire,” says Lynn. “It’s just magical.”
