Offices scheme on business park looks set for approval

PLANS to create new offices and space for businesses on a Sheffield industrial park are being recommended for approval today despite objections from residents living nearby.

The proposal is to demolish some existing buildings at the Thorncliffe industrial park at Chapeltown, Sheffield, and replace them with new buildings. Some would be offices and others would be two storey units offering accommodation suitable for a range of businesses.

But residents living in nearby Ironstone Drive have worries about the impact on their homes.

Eleven letters have been sent to Sheffield Council raising objections including worries about a loss of light, loss of privacy, increased crime, road safety issues, pollution and the fact that a car park would lead to crime and anti-social behaviour in the area.

Ecclesfield Parish Council has raised its own objections, including noise during construction, the effects on privacy of homes in the neighbourhood, issues surrounding the height of a new multi-storey car park and traffic problems.

However, planners believe the design for a new office building, which would be linked to the car park via a bridge, would be "high quality" on the site of an existing 19th Century brick building. The industrial units would stand on a site currently occupied by existing sheds.

The industrial park is in an area designated as having a once in a hundred years chance of flooding and part of the site was affected in 2007, but since then a pond has been extended to take in flood waters and it is believed that will reduce the risk considerably.

A report to councillors states: "In terms of the development's effect on neighbouring properties, given the distance of the development from these properties; it is not considered that their residential amenity would be adversely affected in terms on noise disturbance, privacy or outlook."
