Superstore plan set to see off objections

A LARGE supermarket development in the Armley area of Leeds could win initial backing from councillors, despite concerns it would hit local traders, when they meet today.

Morbaine Ltd is applying for outline permission to build a superstore with car parking, a petrol filing station and three retail units at land off Carr Crofts, Crown Street, Armley.

Council officers are recommending that members give the outline plans the thumbs-up when they meet today and ask officers to grant permission providing planning conditions are met. If the proposal is backed more detailed plans will then be drawn up.

A report to members does not say which supermarket chain is interested in building the store but say it is estimated that the development could create 400 jobs.

The report to members of Leeds City Council’s plans panel west says: “This outline application seeks approval for a significant retail development near Town Street, Armley.

“The application comprises an A1 consent for a superstore comprising 8,360sq m (90,000sq ft) excluding atrium, with associated car parking, petrol filling station and shop, three new retail units, new ‘town square’ and off-site highway improvements.”

Objectors argue that the development would hit local retailers as it would take customers and spending away from the current shopping centre.

Those in support argue a local supermarket would be welcomed, saying it will improve access to local, cheaper shopping. They also say it will bring much-needed jobs to the community.

Leeds Civic Trust fears the development will harm the historic fabric of Town Street and say it will detract from “commercial viability” on Town Street.

The Victorian Society also objects to the superstore proposal – saying it will have a detrimental effect for retailers on Town Street and will lead to an increase in traffic in the nearby area.
