Next phase of Barnsley business park paves way for 105 job opportunities

A Yorkshire business park developer is embarking on a new £5.25m building phase in a move that will create space for more than 100 jobs.

The work at Nexus Business Park in Barnsley takes developer Carnell Management Services’ (CMS) investment into the town to more than £11m.

Construction work has started on two units totalling 45,000 sq ft of industrial and warehouse accommodation with offices, creating an additional 105 job opportunities to sit alongside the 15 buildings already completed at the site, which is part of Capitol Park at Dodworth.

The two new units are set to be finished this summer. They are partly funded by £1.2m from the European Regional Development Fund (ERDF) and backed by Northern Powerhouse.

Rebecca Schofield (inset), partner at the Sheffield office of Knight Frank which is marketing the 19,417 sq ft and 25,431 sq ft units, along with joint agent Smiths, said: “Units for B1, B2 and B8 use are in high demand currently, as we have seen with the success of phase one which were fully let by the end of 2020.

“Location is key for this development. Not only does it have excellent road access to the M1 at Junction 37 to allow access across the Yorkshire region, but companies looking to expand can take advantage of the facilities of Barnsley town centre which is less than two miles away.

“The town, which has a population of 243,300, has lower than average wage levels compared to Yorkshire and Humber and UK averages; a plentiful labour supply with around 40,000 residents of working age looking for employment, and a population of 15,270,954 living within a two hour drive.”

Paul Carnell, from CMS, said: “We are committed to creating development opportunities which will enhance the employment aspirations in the borough.

“The first phase of Nexus has been a successful scheme, bringing many new jobs to the region, and we are delighted to offer the latest speculative units to the market. This has been made possible by us accessing £1,245,000 from the ERDF to help kickstart this project.”

Coun Tim Cheetham, cabinet spokesperson for regeneration and culture at Barnsley Metropolitan Borough Council, added: “We are delighted and grateful that Carnell Management Services has chosen to re-invest so significantly in Barnsley. The first phase of development has clearly demonstrated how attractive Capitol Park and Barnsley is as a location for business.

“Our Enterprising Barnsley team is providing ongoing support and assistance to many of the companies that have either moved to Nexus from outside of the borough or have expanded locally.

“We look forward to the two new high quality units becoming available this year, which will provide a further boost to our local economy.”

The Nexus units feature eight metre eave heights, full height electric loading doors, secure serviced yards, offices with WCs, shower and kitchen, superfast broadband connectivity, electric car charging points, and cycle shelters.
