Site of former mill in Bradford could be redeveloped into new industrial site

Located between Filey Street and Leeds Road, and next to the former YBS building, a 0.25 hectare plot of fenced off land is the subject of a new planning permission submitted to Bradford Council.

The site was once home to Eastbrook Mill, but the warehouse building was demolished almost a decade ago, and it has been empty ever since.

The application, submitted by Bradford based Sarasoza Limited, calls for the construction of industrial units on the land and says the development will bring “much needed new employment to Bradford.”

Although the plans are currently just in outline form, with more details to come at a later stage, the application shows a proposed layout with up to 11 industrial units, loading areas and parking space for 23 cars.

Overall the plans would create 1,116 square metres of industrial space on the edge of the city centre. As with when the site was a mill, access to the new industrial park will be off Filey Street.

The application, submitted by planning agents C49 Architecture, say: “The site occupies a sustainable location that is accessible by a range of modes of transport including private car, public transport, walking and cycling.

“Shopping, employment, education, health and community facilities are all located within a short walking distance. The site is located with similar types of developments and buildings in the area and is just off a major road in and out of Bradford.

“The impact on local services will be positive by increasing demand and spending power in the area and initially will support local building trades as in the long term supporting trading in the area. The units are set in a mixed commercial area and the proposed use is deemed to be in context with its surroundings.

“The principle of the commercial development on the site with detailed means of access from Filey Street has previously been used and is existing. Planning policy is supportive of the principle of commercial development. The site brings much needed new employment to Bradford.”

A decision on the application is expected next month.

The scheme follows the approval of two other mid sized industrial developments by Bradford Council in recent months.

In August, Bradford Trident was granted permission to build light industrial units on the former site of the New Inn pub on Manchester Road.

That development will see the creation of 1,335sqm of industrial floor space, spread out over 11 units and with access from Huitson Street.

And in November, Appletec was granted permission to expand Wharfedale Business Park off Shetcliffe Lane, creating 12 units and 1,392 square metres of industrial space.
