Check out house price performance in your part of Yorkshire

Analysis of the latest Land Registry data shows that two of Yorkshire’s most affordable areas, Barnsley and Doncaster, had the highest house price increases in Yorkshire.Values rose by 7.9 per cent in the Barnsley area between November 2018 and November 2019. The average house price in the area is £131,563. Prices in Doncaster and its surrounding villages, increased by 6.9 per cent to an average £132,509.Charlotte Haynes of Simon Blyth estate agents says the uplift in values is a mystery.“Buy-to-let investors are always active here because house prices are quite low but sales wise was relatively quiet in November. However, we have been busier this month and more properties seem to be selling.”Kirk Galley of Galley Properties in Doncaster is not surprised that prices in the town have risen so much. The area has seen an influx of investors over the last few years due to low house prices and good rental yields.

Surprise,surprise

This has helped buoy prices at the lower end of the market but there has also been a surprising side-effect.“We’ve had quite a few investors from outside the area who have got to know Doncaster, fallen in love with it and decided to move here themselves,” says Kirk, who adds that the minster town and its surrounding villages are up-and-coming.“There have been a lot of improvements in the town and national chains are now moving in, including the Hilton and Taco Bell.”There are also plans for a new tournament golf destination at Rossington Hall, which would create a world class golf complex and resort under the European Tour destination bannerAnother major attraction is the town’s transport links, which have made it an ideal logistics centre for companies including Amazon.Doncaster is served by the M18, M1, A1 and is only 90 minutes by train from London and close to Doncaster Sheffield airport.

Yorkshire prices

The average year-on-year price increase in Yorkshire was 2.6 per cent with prices showing a one per cent drop between October and November last year.This is higher than the UK average annual rise, which was 2.2 per cent, up from 1.3 per cent in October 2019. Values saw a monthly increase of 0.4 per cent compared to a 0.4 per cent fall a year earlier. This brings the average UK property value to £235,298.UK house price growth was strongest in Wales where prices increased by 7.8 per cent over the year. The lowest annual growth was in the East of England, where prices fell by 0.7 per cent, followed by London where prices increased by a marginal 0.2 per cent.The North East region has the lowest house prices in England with the average value standing at £130,712. Yorkshire is in second place with an average house price of £165,642, just marginally lower than the £169,362 recorded in the neighbouring North West.

Fall in values

There were a number of falls recorded in Yorkshire, including popular Ryedale, which saw a 3.3 per cent fall in average house prices. Values also dropped by 1.3 per cent per cent in the Craven district, which includes Skipton, and in York, which showed a 0.2 per cent decline.The Harrogate district, which includes Ripon, Pateley Bridge and large parts of Nidderdale, remains popular with buyers and is the most expensive place to live in Yorkshire. The average home costs £287,055. The cheapest place to buy a home is Hull, where the average house price is ££115,536.In November 2019, the most expensive area to live in was Kensington and Chelsea, where the cost of an average house was £1,191,616. The cheapest area to purchase a property was Burnley, where an average house costs £82,597.The latest figures on UK property types saw semi-detached houses with the greatest growth, averaging three per cent over the year to November 2019.
