The Leeds suburb where house prices are rising faster than anywhere else in the city

House prices in the Leeds suburb of Crossgates have shot up 43 per cent in five years, compared to an average rise of 26 per cent across the rest of city.I’ve been talking about Crossgates being an up-and-coming suburb and a savvy place to buy property for years and the area’s housing market shows no signs of slowing.

Prices there have risen almost 20 per cent more than across the rest of the city since 2018, and they’re continue to rise at pace and, in fact, some houses in the area that we haveve sold twice over the last five years have risen by almost 100 per cent.

We sold a house on the Ring Road in June 2021 for £220,000 and then again in November 2022 for £435,000, which is a massive 98 per cent increase. It was renovated in that timeframe, but it is still a phenomenal rise.

In May 2022 we sold a house on Willow Well Road for £130,000 and then sold it again in January 2023 for £205,000, which is a a 58 per cent increase.

It is definitely a great place to live or invest, and there are many reasons why the suburb is proving so popular and house prices are rising so quickly.

The area itself is being rapidly developed, with a number of large, well-known homebuilders building new homes and developments there. These builders are marketing their developments intensively and nationally, attracting both new, out-of-town buyers and people living in other areas of Leeds, resulting in an influx of new people moving to the area.

Crossgates also has its own train station and is really close to the motorway network, while only being six miles from the centre of Leeds, making it a great place to commute from.

There are also plans to build a new train station at Thorpe Park over the coming years too, which will make the area even more accessible. Plus, let’s not forget the new East Leeds Orbital Road, which recently opened up and has further helped to connect the area to other parts of Leeds and massively reduce journey times.

These investments are all really paying off for the area. Another major pull for Crossgates is Thorpe Park, an established business park where more than

4,500 people currently work.

As more businesses open up there, increasing numbers of people are travelling to and from the site, with many of them deciding to buy and live in the surrounding area.

As well as the business park, there’s also now a major new retail and leisure park, The Springs, packed full of well-known high-street brands, popular eateries, leisure facilities and a state-of-the-art, luxury cinema.

This is having a hugely positive impact on Crossgates, attracting new people to the suburb and creating a real destination in the area where people can shop, eat and be entertained. It’s set to be developed further over the coming years, which will be a further boost.

Nightlife in Crossgates has also boomed over the past five years, with lots of small, independent bars and restaurants opening up, like Out Out Bar, Locus and The Assembly.

These venues are attracting an eclectic mix of people and really helping to bring the area up, enabling people who live close by to be able to walk out to grab a drink or something to eat. This is a real pull for many who are considering buying in the area.

For those that enjoy the great outdoors, there is Temple Newsam Park and Skelton Woods close by and there are plenty of gyms and leisure facilities across the suburb too.

For families, there is a good choice of local schools, including Manston Primary School and St Tereasa’s, and the area also has several major supermarkets, as well as a number of smaller, independent food stores, making it a suburb that you rarely need to venture out of if you don’t want to.

Another key reason why Crossgates is so popular is the wide mix of housing available across the area. It boasts almost every house type, and something to suit most budgets, from quiet estates packed full of bungalows that attract pensioners and spacious new build developments that appeal to families, to smaller terraced properties and apartments, which are perfect for first-time-buyers and young professionals, there really is something for everyone.

All these factors have worked together to create an exciting suburb that is attractive to a wide range of people, which has led to an explosion in popularity and huge increases in house prices.

Over the coming years, my prediction is that we will see even more development and improvements, and Crossgates will continue to grow even more in popularity, making it a fantastic place to buy and live. You heard it here first.
