'An important step in growth of rental platform': Moda Living's first co-living neighbourhood is launched in London
Moda Living, the Harrogate-based developer which is part of Caddick Group, has expanded its portfolio of rental communities with the launch of The YardHouse by Moda.
Opening in November, the neighbourhood on Wood Lane in White City, London, comprises 209 private studio apartments alongside working and social spaces.
Developed by HUB and funding partner Bridges Fund Management, the co-living element of the mixed-use scheme will be operated by Moda. The YardHouse was funded by City Developments Limited (CDL), a Singapore-listed real estate developer which acquired the project in 2024. The development marks CDL’s first co-living scheme in the UK.
The YardHouse will be the company’s second London rental neighbourhood, following the opening of Embassy Boulevard in Nine Elms in July 2025.

Dougie Orton-Wade, Operations Director at Moda Living, said: “The launch of The YardHouse by Moda is an important step in the continued growth of our rental platform. Co-living is a natural extension of our established expertise in rental living, where strong operations, high-quality service and carefully considered shared spaces are central to the experience we deliver.”
