'High interest' expected in sale of former Leeds job centre that could become housing and shops

A former job centre in central Leeds with the potential to be turned into housing and shops is on the market – with “a high level of interest” expected from prospective buyers.

The 35 Eastgate building, located at the eastern end of the Leeds Headrow, has Prior Approval consent for the change of use from an office to residential – forming a scheme of 17 dwellings with a commercial ground floor.

A spokesperson for Savills, which is marketing the building, said that it is understood that, subject to securing the necessary planning consent, the building is fit for wholesale redevelopment.

Formerly used by The Department for Work and Pensions, the site itself extends to approximately 0.48 acres and includes a two and three storey building totalling a net internal area of roughly 27,144 sq ft.

In the past year, a neighbouring site to 35 Eastgate has since become the newly launched New York Square by Moda Living - a successful 515 build to rent (BTR) scheme.

Josh Franklin, Associate Director in the development team at Savills in Leeds, stated: “The availability of 35 Eastgate, which is in a highly prominent and central location within the city of Leeds, represents a unique opportunity for developers.

"The city of Leeds has grown almost 40 per cent in the last decade and is the fastest growing region in the north of England, with a 36 per cent retention rate on graduates from its universities – two of whose main campuses are under a mile from this site.
