Selling in a hesitant housing market? Here’s how to give your home the best chance

The next six months will test the resolve of many homeowners considering a move.

Whilst confidence remains the missing ingredient in today’s housing market, buyers are still active, mortgage products remain available and there is undoubtedly pent-up demand. But uncertainty around the wider economy has created a more cautious mindset.

In Yorkshire where common sense usually trumps speculation, sellers are understandably asking the same question: how do I achieve the best result when buyers are hesitant?

The answer lies in the value that good estate agents bring to the process. History repeatedly shows that challenging markets are where professional advice matters most.

During buoyant times, almost any property can attract attention. We all remember the post-covid boom fueled by the relaxation of stamp duty. But in more measured times, success depends on a carefully choreographed amalgam of price, marketing, relationship, negotiation and communication.

An estate agent needs to be realistic. It is far better to have a candid conversation on price at the outset than to spend months chasing an unrealistic goal.

Nowadays buyers are exceptionally well informed and have access to more market data than ever before. An experienced agent should not simply tell a client what they want to hear. Their responsibility is to assess sales evidence, understand buyer sentiment and recommend a pricing strategy that generates momentum from day one.

Marketing is equally important. In uncertain markets, buyers become more selective. They want reassurance and many seek quality, over quantity. Professional imagery, carefully written descriptions, drone content where appropriate and targeted marketing all help a property stand out.

The days of simply uploading a listing to a portal and waiting for enquiries are long gone. The best agents are constantly promoting properties across multiple traditional, digital and online channels.

Relationships are also becoming increasingly valuable. Whilst buyers usually start their search online, it’s the conversations directly with an agent that can unlock the right opportunities. Effective estate agencies, having strong databases and active buyer relationships, are often the ones creating demand that might not be immediately apparent to others.

Perhaps the greatest asset that agents will offer in the coming months is negotiation. This is where experience is critical. Strong negotiators understand how to bridge the gaps by managing buyer and seller expectation, establish common ground between both, and keep transactions progressing.

Communication will be the final piece of the puzzle. Property transactions are emotional at the best of times. When confidence is fragile, regular updates and clear advice become even more important. Silence creates anxiety; communication creates confidence.

The months ahead may not deliver the exuberance of previous market peaks, but opportunities will still exist for motivated sellers.

In uncertain markets, confidence does not appear by accident. It is created through expertise, preparation and trusted advice.
