'So much to offer': The areas of Yorkshire where semi-detached house prices are rising fastest

It is the classic family home, and prices are soaring in one area of Yorkshire that was recently thrust onto the ‘national stage’.

There are more semi-detached houses in England and Wales than any other type of property, according to the latest census, with nearly a third of all households living in one.

The average price of a semi in England now stands at £288,185, according to the latest UK House Price Index, which is very slightly below the £289,946 average for all property types.

While the average property price in England has fallen overall by 0.6% in the last year, the value of a typical semi-detached house has risen by 1.2%.

Across Yorkshire, the average semi-detached house is now worth £214,865.

Bradford has seen the biggest increase, with the price of an average semi there rising by 5% in the last year, to £207,798.

Robert Watts Estate Agents described how being the UK City of Culture for 2025 had boosted Bradford’s profile.

”Bradford is now on the national stage as a city with a strong multicultural identity, a rich arts and music scene, and a place for fantastic community events,” it said.

“For buyers who are searching for an authentic northern city with plenty of character, Bradford now stands out as a lively and attractive option.”

Robert Watts added that Bradford’s City of Culture status had brought new jobs and investment to the area, yet homes there remained ‘relatively affordable’ compared to nearby cities like Leeds and Manchester.

It said: “Overall, Bradford has so much to offer, for families, professionals, first-time buyers and students, from a lively city centre, to beautiful open country spaces.”

Below are the areas of Yorkshire where semi-detached house prices grew fastest and slowest between March 2025 and March 2026, according to the latest UK House Price Index.
