9 reasons to put your Yorkshire home on the market this spring, and top tips to make it sell

In the property business spring is an extra special time of year to move house, says Claire Kendall of Richard Kendall Estate Agent

Spring is often said to be the best time to put your property on the market, to maximise the chance of a quick, stress-free sale, at a good price.

We asked Claire Kendall from Yorkshire property firm Richard Kendall to explain why this trend developed, and to offer her top tips to make your home sell.

Why is spring such a good time to market a home?

There are just so many reasons, but one of them is very simple, and elemental – when the days stretch out and the sun starts to shine more, humans turn to new beginnings and hope for the future. We are just like other animals in nature!

Do the statistics prove the popularity of spring?

Yes; I know we are having an incredibly good start to the season, and sales are being agreed and completed in great numbers over the past few weeks. Even national statistics, over a number of years, show real spikes in the spring and early summer months.

Why does this happen?

Often people go into hibernation mode in January, February and March, and spend less on holidays and days out – the upside to this is they save money to boost their deposit fund. Emotionally, of course, people often like to enjoy one last Christmas in their current home before moving.

What else makes spring popular?

For young families, the school timetable plays a big part … selling a home in spring often means moving in the summer holidays, with children starting at their new school at the start of term. Families find that transition timeline really works for them.

If I want to put my house on the market soon, what are your top spring tips?

If your home has a garden, make sure it is looking its best; power-wash hard surfaces, mow the lawn, weed the borders and add a burst of colour wherever you can. Concentrate on making it look loved, but lived in. Spring is a time for regrowth, so nobody expects perfection.

If you live in a property without outdoor space, make the most of fresh flowers and herbs in vases and pots on surfaces, to bring the sunshine in.

If I am viewing a home in spring, what do I need to think of?

Every home looks different depending on the time of day, the weather, and the season. Try to work out what the natural light will be like in the potential home throughout the year– especially if you will spend large chunks of daytime there – as well as the direction the garden faces. Most people long for a south-facing garden, but other angles can work just as well, offering a mix of light and shade to suit all preferences.

Should I pay much attention to the weather?

Blue skies and sunshine will make us love a property more, but try to imagine it in poor weather when you view.

Is there a steep driveway which likely to ice up? If you love your garden will a harsh valley of winds play havoc with your favourite plant? And, of course if the home is near water, investigate any history of flooding.

Location, location, location

If you are outdoorsy then Yorkshire is the perfect place to choose home, and there’s no finer time to see it than spring. There’s the Farndale Daffodil Walk, which truly is a gem, plus the dales and fells become more accessible after a long winter. Is spring a seller’s market?

Our experience shows that people who market with us are enjoying a great start to 2024. We’ve really noticed an uptake in viewings, offers and completions, and people are pleasantly surprised by the value their home achieves. This season is the perfect one for many reasons, but we find vendors are generally very happy when they sell in spring.
