'Sustainable, attractive and safe' - Plans unveiled for almost 300 homes on farmland

Developer Vistry North East wants to build the new homes on land at Summerville Farm, Harrowgate Lane near Hardwick, Stockton. The two to four-bedroom homes are proposed for two fields separated by the Castle Eden Walkway in the plans submitted to Stockton Council.

The developer says the proposed homes will create a “sustainable, attractive and safe environment” and reflect the design of surrounding suburbs “whilst accommodating the modern requirements and expectations of new build sustainable properties in a suitable, realistic and viable way”. It says in a planning statement: “Streetscapes include buildings of varying styles, appearances and scale to create visual interest.”

“The proposed development incorporates broad areas of green and open space,” says the statement from agent Lichfields. “Where possible, existing hedgerows along the boundaries of the application site and areas of soft landscaping will be retained, protected and enhanced.

“The inclusion of the Castle Eden Walkway will enhance future residents’ enjoyment of the area. The existing green route including areas of recreational space has been integrated in the development, with key site boundaries making for a dynamic and playful landscape.

“The proposed development will help contribute towards the quality of the environment and sense of identity within Stockton.

Previous outline plans for the 285 homes – and full plans for another 385 homes – were approved with conditions by the council last year. Those plans for 670 homes were part of a “strategic urban extension” totalling 2,150 new homes.

At a planning committee meeting in December, Jonathan Rudge, project manager and head of land for applicant Vistry Partnerships, told councillors: “Summerville Farm will deliver much-needed new housing to Stockton, with a specific focus to boost affordable housing delivery, at a time when most other house builders are seeking to deliver less.
