Former Merlins Pub site in Leeds goes on market for offers of more than £225,000

A site once occupied by a pub in Leeds could be transformed into a housing development.

On behalf of Cadman Housing Developments, the specialist business property adviser, Christie & Co has been instructed to market the former Merlins Pub site in Leeds.

The pub has been demolished and cleared, presenting a "blank canvas” for a development opportunity, Christie & Co said.

Christie & Co said in a statement: “Planning permission has been secured for the development of 12 one-bedroom apartments on the site. However, prospective purchasers could alternatively submit their own conversion enquiries and new ideas to Leeds City Council.”

“The development site is located within a busy residential estate in Middleton, two miles from the White Rose Shopping Centre, and only four miles from Leeds city centre, with good transport links via the M62 and M1 motorways.”

Sam Ashton, Senior Business Agent at Christie & Co who is handling the sale, commented: “We originally sold this site back in 2018, without the approved planning permission.

"Now this has been secured, I expect lots of interest for such a prime South Leeds development opportunity and look forward to hearing from interested parties.”

Earlier this week, Christie & Co, announced that the former Seacourt Hotel in Bridlington, East Yorkshire has been sold to a local business owner and is set to reopen in the coming weeks.

Commenting on this deal, Mark Worley, a director in Christie & Co’s North West Hotel team who brokered the deal added: “This sale demonstrates the ongoing demand for small to medium hospitality businesses, particularly those in seaside resorts and tourist-led locations. Despite the economic climate and micro and macro challenges, the level of enquiries and sales in the small hotel and bed and breakfast sector remains high.”
